What lease terms are available?
We offer lease terms from 3 to 15 months.
Do you offer individual leases & co-living?
We do not offer individual leases (by-the-bed) or co-living arrangements with private rooms and shared common spaces. We offer a single lease with everyone 18 years and older listed together.
Many residents actually prefer this setup because it means you choose the people you want to live with — friends, family, or anyone you’re comfortable sharing a home with. If you have questions about how our leasing works or what’s typical here, we’re always happy to walk you through it.
Can I request a specific apartment & can an apartment be held?
You can request a specific apartment if it is available for rent. We are happy to hold the apartment up to 2 weeks for your convenience with the $299 admin fee.
How long does application approval take?
Most applications are processed within 24–72 hours.
What fees should I expect during the application and move-in process?
During the leasing and move-in process, you can expect the following standard fees:

Are utilities included?
No, utilities are not included. Residents are responsible for setting up and paying for:

Water, sewer, trash, and common-area utilities are billed with your rent through the Resident Portal and typically range from $50–$125 per month, depending on usage and unit size.

Is renter’s insurance required?
Yes, renter's insurance is required for all residents. While coverage amounts are selected by the resident, most residents carry at least $100,000 in liability coverage for the protection of the community.
We also strongly recommend obtaining personal property coverage to protect your belongings, as the community is not responsible for damage to or loss of personal property.

Do you accept Section 8 vouchers?

Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?
Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.
What happens at the end of my lease term?
A 60-day written notice is required prior to the end of your lease term, whether you plan to renew your lease or move out. This means we must receive written notice at least 60 days before your lease expiration date.
As your lease expiration approaches, the leasing team will contact you to discuss your options, which may include renewing your lease, moving out, or other available options based on current availability and community policies. Lease renewals and month-to-month agreements are subject to management approval and are not guaranteed.
Residents who wish to remain in the community after their lease expires should contact the leasing office as early as possible to discuss available options. In some situations, short-term lease extensions or month-to-month agreements may be available; however, these options are offered on a case-by-case basis and may be subject to additional fees or premiums.
If proper notice is not provided, or if a renewal agreement is not signed before the lease expiration date, the lease may convert to a month-to-month agreement at the current market rate plus any applicable month-to-month premium, as permitted by the lease agreement.
Failure to provide the required 60-day written notice may result in additional charges, including additional rent beyond your original lease term at the applicable month-to-month rate and premium. Please refer to your lease agreement or contact the leasing office for complete details regarding notice requirements, renewal options, and move-out procedures.
What happens if I need to break my lease early?
We understand that circumstances can change. Residents are required to provide a 60-day written notice and pay a lease termination fee equal to two months’ rent.
Additional terms and conditions may apply, so please refer to your lease agreement for complete details. Our leasing team is also available to answer any questions and help guide you through the process.
What should I expect at move-out?
At move-out, each apartment is professionally cleaned and carpets are serviced to prepare the home for the next resident. As outlined in the lease agreement, these standard services are performed for every apartment, and the associated costs are deducted from the security deposit.
Residents are expected to remove all personal belongings, dispose of all trash, and leave the apartment in reasonably clean condition. Residents are not expected to perform a professional or deep cleaning prior to move-out. However, apartments requiring excessive cleaning, repairs, or the removal of abandoned belongings may incur additional charges beyond the standard cleaning costs.
Any final utility balances may also be deducted from the security deposit.

What are the pool and spa hours?
The pool is open seasonally from 10 AM to 10 PM.
The spa is open year-round during the same hours.
No lifeguard is on duty; residents swim at their own risk.
Is the fitness center open 24/7?
Yes! Our fitness center is open 24/7 — perfect for early-bird runners, late-night lifters, and anyone trying to get a little extra swole between Netflix episodes. Whether motivation strikes at sunrise or sometime after your third rewatch of The Office, we’ve got you covered.
What are the clubhouse and rooftop deck hours?
The clubhouse and rooftop deck are open daily from 6 AM to 10 PM.
What amenities can I reserve, and what do they cost?
Select spaces at Parkway Lofts can be reserved for private use, including:

What should I do if something in an amenity space isn’t working?
If you notice any equipment issues (movie room tech, bowling lane problems, climbing wall concerns), notify the leasing team or submit a maintenance request through the resident portal.
Are BBQ grills available?
Yes. BBQ grills are available on both the pool deck level and the rooftop lounge.
Both areas are first-come, first-served during posted amenity hours.
How do I get my packages/do you have package lockers?

Do you offer valet trash service and/or recycling?
Yes. Valet trash and recycling services are included as part of your media package.

Do the apartments come furnished?
No, apartments do not come furnished — but that just means you get a blank canvas to make your place look exactly how you want. Whether you're a minimalist, a plant collector, or someone who proudly owns 12 throw pillows, you get to set the vibe.
What type of flooring do the apartments have?
Apartments feature vinyl plank flooring in the main living areas with carpet in the bedrooms.
What kitchen appliances are included?
Kitchens include stainless steel appliances: refrigerator, microwave, dishwasher, and electric stove/oven.
Do the apartments include a washer and dryer?
Yes. Every apartment includes an in-unit washer and dryer at no additional cost.
Do the apartments have a bathtub or just a shower?
Bathrooms include a space-saving tub/shower combo.
Are apartments internet/cable ready?
Yes. All apartments are wired for high-speed internet and cable.
Do apartments come with air conditioning or heating?
Yes. All apartments include heating and air conditioning.
Are patios or balconies available?
Some floor plans at Parkway Lofts include a patio or balcony, depending on the building and location. Availability varies, so if you’re interested in a unit with outdoor space, just let the leasing team know and they can show you which upcoming homes have one.

What is the smoking policy?
Parkway Lofts is a smoke-free community.
Do you allow pets? What is the pet policy?
Yes, Parkway Lofts is pet-friendly. We welcome dogs, cats, and a variety of smaller pets. We allow non-aggressive dog breeds, and all pets must follow community guidelines for size and behavior.
Our standard pet fees are:
- One-time pet fee: $300
- Monthly pet rent: $45 per pet
- Maximum of 2 pets per apartment
We also have a great Bark Park on-site — a perfect spot for your furry friends to stretch their legs, sniff around, and burn off energy.
We love animals, but for everyone’s safety (and the building’s), larger livestock friends — like cows or horses — are probably happiest living somewhere with a bit more open pasture than we can offer.

What is the parking situation?
Resident parking at Parkway Lofts is permit-only. Visitor parking is available in the designated stalls in front of the leasing office on a first-come, first-served basis. All vehicles parked on-site must follow community parking rules and be parked in the designated stalls.
Vehicles parked in the wrong spaces, without the proper permit, or in restricted areas may be subject to towing at the vehicle owner’s expense. For more details or questions about permits, please contact the leasing team.
Are there quiet hours?
Yes. To help create a comfortable living environment for all residents, Parkway Lofts observes quiet hours from 10:00 PM to 8:00 AM. During these hours, residents and guests are expected to keep noise to a minimum and be mindful of their neighbors.

Are guests allowed at Parkway Lofts?
Guests are welcome at Parkway Lofts, whether they’re stopping by for a few hours or spending the night. Here are the basics:
- Short-term visitors can park in the designated visitor parking area in front of the leasing office (first-come, first-served).
- Overnight guests with a vehicle need a visitor parking pass, depending on availability.
- Guests who park in resident-only spaces or in visitor stalls without a valid pass may be at risk of being towed.
- Guests should follow all community guidelines and respect quiet hours.
- If your guest will be using amenities or staying for an extended period, please check with the leasing team for any additional rules or limitations.

Are there restrictions on decorating balconies or patios?
Yes. We want your outdoor space to look great while keeping things safe and tidy. Here’s what to keep in mind:
- Holiday decorations are welcome — bring the festive vibes.
- Patios and balconies should stay clean and uncluttered.
- Grills aren’t allowed (fire hazard) — but our clubhouse grills are ready anytime.
- Bikes shouldn’t be stored outside due to theft risk.
- If you’re unsure whether something is permitted, just check with the leasing team.
We want your balcony or patio to feel like an extension of your home — just with a few common-sense guidelines to keep the community looking its best.
Can maintenance enter my apartment without me being home?
Yes. Maintenance can enter with proper notice for repairs, inspections, and emergencies. All non-emergency visits are communicated in advance.
How do I submit maintenance requests?
Maintenance requests can be submitted through the online resident portal. For urgent issues after hours, follow the portal or voicemail prompts to reach the on-call maintenance team.
For life-safety emergencies, always call 911.
Who do I contact if I have an issue with noise, neighbors, parking, or policy concerns?
For non-emergency issues, please contact the leasing office. For after-hours concerns, you may submit a resident portal request or follow posted building contact instructions.

How close is Parkway Lofts to UVU?
Very close — like “I can leave five minutes before class and still make it” close. Parkway Lofts sits right next to the UVU Pedestrian Skybridge, giving you a quick, direct walk to campus without fighting traffic or hunting for parking. Most residents get to class in just a few minutes by foot or bike.
Even though Parkway Lofts is a traditional multifamily community, students are absolutely welcome here. There are no age restrictions, you sign a full-apartment lease, and you get to choose your own roommates — no random assignments, no shared-by-the-bed setups. It’s basically the off-campus freedom of apartment living with the convenience of being next door to UVU.
Living at Parkway Lofts gives you one of the best commute times to UVU — you can walk to campus in about 5 minutes using the UVU Pedestrian Skybridge.
Is public transportation nearby?
Yes — Parkway Lofts is just a short walk from the FrontRunner Orem Station, giving residents fast, convenient access to destinations throughout Utah County and Salt Lake City.
